2 out of 2 people found this review helpful. Can someone advise me if the price of $250K for a 1BR on the 7th floor East view, is good price or over priced?

How about $300K for a 1+1 BR on the 13th floor?

I've taken pictures and posted it on a blog dedicated to the construction of this project. You can find it at http://boutiquecondos.blogspot.com. Everyone is free to join and contribute to this blog!

It came as a surprise that it could be raised by an extra 16 floors but I had a look through the condo documents and it was there on an amendment sticker! I guess it is a positive sign that boutique feel the demand is high enough for them to look for the extension, and that they have to cashflow to take on the extra work.

3 out of 4 people found this review helpful. Hi Ali
Are you from England also? - I am planning to use it for
myself, family and friends for a year or two. Then decide whether to
rent it or not - Depends on what the neighbours are like...! (only
kidding).
I agree that the extra height is not ideal - I also was told there would only be 3/4 extra floors! Not ideal, but maybe it won't happen?
Please feel free to email me directly if you or anybody else out there wants to share any thoughts etc.

2 out of 3 people found this review helpful. Hi - I am from England, and obviously did not make the groundbreaking event!
I was told that these kind of projects typically run over at least 6 months and that was when groundbreaking in November seemed possible. Therefore, if they start building today can we expect occupancy for autumn 2009?
Sorry to be the bearer of (possible) bad news... At least it gives me more time to save...

4 out of 4 people found this review helpful. I was there. But left early as it was getting too crowded. I've driven past the site a few times. The truck, or whatever you call it, has been sitting there with that pile of dirt for at least 2 months in the past. Not much of a groundbreaking as the parking lot meant for phase 1 is still operational! Hope we won't be delayed for a long time. Assuming they start building this in May, can they finish the building by Fall 2008 next year? Any ideas? Does it take longer to build? Want to move in at least by Christmas 2008 hopefully.

1 out of 1 people found this review helpful. yes i know a person that lives in one of the condos close by and they have received a letter about Boutique wanting to raise their height in their phase 2 to 35 floors. The surrounding condos are going to fight Boutique's request.

2 out of 2 people found this review helpful. Interesting.. I called Boutique concerning this (see below comments) and I was told that they've now decided to build phase 2 to 35 storeys instead of the planned 18! Anyone bought penthouses up on the phase 2 building's getting royally screwed.

2 out of 2 people found this review helpful. Doesn't seem like it's groundbreaking in Feb. I passed by today and saw a strange sign. (sign is right on both sides of the corner of the sales office).

It says something to the effect of this company 438-86 MacCarthy Tetrault has filed a 35 (THIRTY FIVE) Storey zoning permit.

Zoning By Law Contact Sharon Hill 416-392-7574
File no. 06180736 Ste 20 OZ

MacCarthy Tetrault and 35 storey doesnt make any sense. Then, I thought it could've been the Sangrila project on the other side of the street. I walked over, and they have their own sign, something to the effect of Westbank company etc. etc.

Anyone knows what is going on with Boutique Condos??? Really strange.

2 out of 2 people found this review helpful. Yeah - i purchased a unit back in August. Sweet location and interesting amenities. The market is softening up a bit, but it's hard to beat a location as good as this so the appreciation should still be nice.

Just hope that the Shangri-La being built at the same time doesn't clog the roads and slow construction! Good for property prices though. I have a 17th floor unit facing north - so i'm hoping that my view will just peak over the condo opposite.

Units are a bit steep in price, but i still think it's worth it.

2 out of 2 people found this review helpful. I purchased a unit here back in January. The primary reasons for choosing this development over others were: location, pricing, and amenities. You are literally steps away from everything, including PATH and TTC. Additionally, the maintenance fees are reasonable at 43 cents a square foot. Just as RyanWhitham stated, you need to make a conscious decision on what side of the building you want to face. South facing units from floors 1-8 are considerably cheaper than north facing units. Lastly, a lot of developments are occurring in the area, therefore, ensure that the view you are paying for is not going to be obstructed by future developments.

5 out of 6 people found this review helpful. I just purchased a unit there. If buying something south facing, be sure to buy above the 8th floor. If you don't you will open your drapes every morning to a brick wall. However, if you are a recluse or a vampire, this may be just what you are looking for
