I was fortunate enough to be able to purchase a condo on a high floor at 18 Yorkville Ave. Just to get into this place to purchase, I had run into several bidding wars. I had lost twice and fortunately purchased a beautiful unit a short time ago. The most advantageous points to be aware of is this brings you into a great location in downtown TO and into one of highest quality neighbourhoods. The concierges are friendly and helpful. The facilities are great and the open patio on the 8th floor is relaxing for the spring and summer months.

The northern views are amazing...overlooking the city and the trees in Rosedale. So far, there are no buildings that obstruct your views. I have been in the condos overlooking Yonge St...I had found on the lower levels it was extremely noisy and not that pleasing of a view. Either way, to be able to rent or own in this building in sheer luxury....as they say...Location, location location!!!

I recommend this place.

I purchased a condo here, and although i think it's amazing in some ways, I also have my reservations. Let's check the goods first:

1. Location: Yonge and Yorkville, the corner of Yorkville area. Yonge and Bloor is just a 2 minute walk, bloor stores are just steps away, and well, yorkville and cumberland stores and restaurants and celebrities are just at the corner.

2. View: the view on the upper condos, especially north and east looking ones, are just amazing. Imagine Rosedale Valley at your feet: open and green. It autumn, the scenery is just crazy when the leaves are red, brown, yellow, green, etc.

3. Design: I like the overall exterior design and interior layout, although the lobby could've been made better.

The weaknesses:

1. The finishing and touching of this building is less than spectacular. Just the little details that you want perfect, for example, the painting.

2. The design of the corridors, lobby, and elevators: why so dark? Why such weird colors (dark red in lobby)? The corridors look like a dungeon, and nothing's just bright enough. And why the hell couldn't they use mirrors instead of easy-to-scratch wood in the elevators?

3. Water pressure: for some reason, it sucks, especially in the kitchen. I mean, it's not terrible, you get to wash your dishes, but I like high pressure in the kitchen. Perhaps it's because i'm on the high floors, but I don't think that's the reason.

Overall, nice place, nice facilities, nice TV room.

I recommend this place.

I stayed at a friend's condo in 18 Yorkville for a few months and I found it to be probably the nicest apartment I've ever lived in.

The concierges are always nice and extremely helpful, the exercise room is great (each machine has its own built-in TV) and they also have steam rooms and a large party room that you can rent out.

I've also found that the building's tenants are all friendly and courteous. The only problem might be the extreme whiteness of the condos (all have white walls and white doors and white cupboards which are easily scuffed). Also, we had problems with our wood floors developing air bubbles underneath. Due to this I question the quality of the building's construction, hence the 4/5 star vote.

I recommend this place.
