make sure you avoid this guy. his name is simon warga, the owner of dozens of properties in toronto and the cheapest,most arrogant landlord i ve had. he is rude, unfair, immoral, ironic, overall one of the worst individuals i have ever met. i felt worn out by having to deal with such a human being. do such people make the millions??? the house had not been renovated for 10 years, we were in danger of having the ceiling fall on our heads. from time to time it would leak along the line where the bathtub of the apartment upstairs was. he promised to do a thorough renovation and then changed his mind for no reason. he clearly told me "my goal is to make money" and showed no interest in his own place. once at his office he would preach about how we should take care of a place that was collapsing and at the same time he would stick a sheet of paper that was wet with coffee on the wall to dry!! please avoid this guy and his properties by all means. you will get an ok apartment for a high price and you ll deal with one of the worst creatures on this planet. it is not worth it!! and a general piece of advice: for any problems call legal clinics that provide free assistance or the hot lines of tenants associations! you ll be surprised by how your landlord may be taking advantage of your ignorance! The unit I lived in was all inclusive and the landlords were supposed to provide adequate heating in the winter months. The heating provided was severely inadequate or non-existent. If you're living here and experience this, check out the information below from the Landlord Tenant board. Buy a thermometer to monitor heating, call the number below and report Turtledove management. The city will send an inspector. I'd say on average the temperature in my apartment this winter was about 10C, or below. I unfortunately didn’t know what action I could take and because of this I didn’t take any, but you should. “When does a landlord have to turn the heat on? What temperature does my landlord have to keep my apartment at? If a landlord provides heat, the Act requires the landlord to keep the heat to at least 20 degrees Celsius from September 1 to June 15. In addition, many municipalities have their own property standards or bylaws about heat. You should contact you local municipal government to find out if your community has a bylaw that sets minimum standards for heat. What can a tenant do if their landlord does not turn on the heat? Heat is a vital service. If the landlord is responsible for providing heat and the landlord does not provide heat to the standards identified in the previous question, the landlord may be committing an offence. You may call the Investigations and Enforcement Unit of the Ministry of Municipal Affairs and Housing at 1-888-772-9277 or 416-585-7214 (if calling from the Toronto area). You should also see the Board’s brochure on Maintenance & Repair for additional remedies available to tenants.” Also, keep copies of all documents that you sign with management. They’ll give you a form when you first move in where you can fill in all of the defects in the unit. Be very detailed and meticulous, take pictures, and keep a copy of this form for yourself. That way, when you’re ready to move out, management won’t blame you or charge you for things that were in poor condition before you even moved in. I do not recommend this place. I'm currently living at 512 Lansdowne and have a few of my own issues as well. I haven't really had to deal with management too much, but the only times i have, its been a long drawn out process for things that shouldn't be difficult to deal with. My main problem is the vermin. This place has mice. Last week we moved our stove to find a carpet of mice feces under it. The place also has a clear centipede infestation. I'm not talking just one centipede here and there, i'm talking INFESTATION. There have been two occasions where a centipede has fallen from somewhere above onto my head, which is very unpleasant; why are there so many centipedes that they're falling from the ceiling?? During the fall season we were seeing at least 3-4 centipedes per day [which is a change from the usual 1/week if i would venture down into the basement of an old house] This also leads me to believe that there may be a mould problem in the building. I've done some research on centipedes and they find homes where they find food, which is mould. I've never seen so many of these bugs in one place and they're quite terrifying and large [some at least 1-2 inches long] Aside from that the heating is absolutely horrible, we don't have a thermostat in our unit and we're constantly having heating issues where its freezing cold because someone keeps turning the heat off. It was 5 degrees in our apartment for at least two days twice already this month, January. The place itself is in very poor condition, very artsy and nice looking at first, but when you actually move in you start to notice the lack of upkeep. I filled out a form with some of the major damages that were there prior to us moving in, but didn't put many of the minor details [small holes in the walls due to removed shelves, pictures, etc...scratches on the floors and doors] now i'm worried that if and when i try to leave, i will be responsible for repairing these things. I had a similar experience with Simon and Turtledove management. I had given my notice to Simon after living at one of his houses for a little over a year and a half. Simon told me that i couldn't leave and that he would sue me if I did. I told Simon that i had found someone to take my place and reminded him that I did not sign a lease. I was then subject to a long "you've been bad" lecture. I ended up telling him to go shove it. Stay away at all costs I do not recommend this place. Was this review helpful? These are the worst landlords I have ever had. Moved into a 4 bedroom unit that had been occupied for over 3 years, 2 of the original leasee's still living there. When a new person moved in with us, replacing an old roomate two months after I arrived, Simon the property manager called me and shouted at me on the phone for 20 minutes, telling me that he doesnt run a "rooming house" and eventually hung up on me as I tried to reason with him. This was the first conversation I had ever had with this person. Our new roomate tried several times to call Simon to discuss the matter, and Simon never returned his calls, preferring to call me and yell at me on the phone. He insisted that we follow the "protocol" of re-assigning tenancy to a new roomate, however we were totally unaware of this protocol, in fact when I moved in I went to their office and gave Gayle cheques which they gladly cashed no questions asked. I still dont know what the "protocol" was that they wanted us to follow, Simon sent us a letter with a reassignment of tenancy form for us to fill out, as well as a request for a $100 deposit to ensure that the roomate who had left had removed all his possessions from the property. First of all asking for such a deposit is illegal and second of all the original roomate was long gone. We filled out all the appropriate forms and re-sent simon a cheque from our new roomate, which he returned uncashed, along with a notice of eviction, stating unpaid rent as the reason. He further went on to write to us and inform us that we were to vacate the premises with less than 30 days notice. We talked to legal aid and they informed us that we were within our rights to stay and could take the issue to the rental tribunal, but Simon's attitude and etiquette stinks and we decided that it would be better to move out than to continue putting money in his pocket. In the midst of this, Simon demanded that he come and "inspect" the property, and upon his inspection he declared that we would have to pay for a small crack in the sink as we had "damaged" it. As far as I know that is called "wear and tear"!!! I found Simon and Gayle to be inept, rude and incompetent, would never rent from them again and would strongly discourage anyone from renting from them. i have had many landlords in the past and they are by far the WORST.
